Do I need a lawyer to buy a home in Spain?

What is an N.I.E number?
The N.I.E. is a foreigner's identification number ( Numero Identificación Extranjeros ). All foreigners living in Spain must apply for this number and it is essential that a home buyer must have an N.I.E. before purchasing a property.
Will I have problems getting a mortgage?
Subject to criteria, mortgages are available and are usually granted more readily than in the UK. Mortgages can be granted for up to 70-80% of the property price and over a period of 5 - 30 years, depending on age and status. The documents you will need when applying for a mortgage are:
- Income tax return (P60 form)
- Proof of earnings (last 3 pay slips, pension statement)
- Copy of passport
For Self-employed persons a copy of certified accounts must be available.
There will be a charge made to you by whichever bank you choose to use to set up your mortgage. This charge can vary from bank to bank and it is always wise to request a full breakdown of costs prior to agreement. We can assist in understanding financial requirements.
What social activities will I find in Spain?
You will find that the area has a large variety of nationalities. There is a very strong English-speaking community within the area and most clubs; social activities such as bowls, local societies that you would find in the UK are located here.
Will my home be secure?
As at home many companies offer a 24h security response alarm systems which are reassuring and a good deterrent. Door and window grills also offer an alternative and are both popular and decorative.
